Buyers Process in Slovakia

After you choose the property you want to buy and after final agreement has been reached on the price, the buying process for citizens of EU is the same as for slovakians and it's very simple and only takes a few steps.

  1. The property you want to buy will be immediately taken off the market.
  2. After you pay a deposit of 10 %, the preliminary purchase contract is prepared by one of thelaw firms we cooperate with and signed by both parties (buyer and seller) at a notary.
  3. This will secure the property for you. Funds are deposited either in the bank, in separately created account for this purpouse or in a safe deposit at the notary.
  4. Purchase contract will be presented with state certified english, german or spanish translation and will be shown to you for reading so you can make changes and adjustments before signing.
  5. After the purchase contract is signed, the money is transferred to the property seller in the form as agreed in the purchase contract - cash, bank transfer or mortgage available for you from our financial partner CSOB - Czech and Slovak Business Bank - major bank institution in Slovakia.
  6. Land Registry Office will receive your application for ownership and transfer of property ownership to you in maximum of 30 days. This is required by law. Property can be transfered to you earlier - 14 days - the registry fee is doubled for this.
  7. You own the property in Slovakia.
